AIR CONDITIONING UNIT MAINTENANCE

The Association has entered into a contract with Marathon HVAC Service, Inc. to service all the air conditioning units semi-annually. Marathon HVAC Service will need to access each unit in order to properly service each air conditioning unit. They will need no more than twenty (20) minutes of your time. Please be advised, the homeowner is responsible for maintaining all ductwork and the forced-air unit within the home. The Association is responsible for maintaining condensers located on the roof, all ductwork and other components. The upcoming air conditioning maintenance will be covered by the Association. Below is a schedule of dates and the hours to schedule between:

➢Tuesday, November 15th – Between the hours of 8:00 a.m. to 4:30 p.m.
➢ Wednesday, November 16th – Between the hours of 8:00 a.m. to 4:30 p.m.
➢ Thursday, November 17th – Between the hours of 8:00 a.m. to 4:30 p.m.
➢ Friday, November 18th – Between the hours of 8:00 a.m. to 4:30 p.m.
➢ Saturday, November 19th – Between the hours of 8:00 a.m. to 4:30 p.m.

All owners are responsible for contacting Marathon HVAC Service directly to schedule your appointment. If you have a tenant, please forward this notice to them immediately as they will need to schedule the access to the unit. Please contact Marathon HVAC Service as soon as possible at 1-626-338-1511 or 1-800-660-1556 to schedule your appointment. During this pandemic, our technicians will be wearing Masks and Gloves.

If you do not schedule an appointment for one of the aforementioned dates and you have an issue with your AC unit in the near future, you will be responsible for any maintenance or service cost after or outside of these scheduled dates. If you have any issues with your HVAC system during this maintenance, you will have to make a follow up appointment to further asses any issues. Noise Policy

Noise Policy. Please use common sense and courtesy in regard to voice levels, unnecessary noises and boisterous conduct. This includes, but is not limited to, televisions, radios and/or other sound emitting devices. Keep the volume at a reasonable level at all times so other residents are not disturbed. AFTER 11 P.M., THE VOLUME MUST BE SIGNIFICANTLY REDUCED TO KEEP FROM DISTURBING OTHER RESIDENTS. – Adopted 5/10/2022.

Fire & Life Safety System Testing February 9, 2022

RE: Fire & Life Safety System Testing

N.I.C. Protection will be performing the test of the Fire & Life Safety at the property, as follows:
Wednesday, February 9th ,2022
Starting @ 5 pm and ending @ 11 pm

During this test, the following will take place:
• Fire Alarms will be heard at various times during the test procedure.
• The Elevators will be out of commission.
• The ELECTRICITY WILL BE SHUT OFF TO THE BUILDING BETWEEN 5PM – 8PM to confirm the operation of all Fire Life/Safety Systems (Alarms, Lighting, Building Communication and Generator) on Emergency Power. Residents, please remember to turn off all computers and reset your clocks after the electricity has been restored.
• ACCESS TO ALL UNITS IS MANDATORY.
We thank you for your cooperation and effort in allowing us to proceed with this test and apologize for any inconvenience.
